Buyer Beware. Why is LUTUM Pre-Purchase Inspection so important?

You are about to make one of your largest investments ever. As a purchaser, you should do your due diligence and carry out all inspections to make sure you are satisfied with the quality of the property.

 

The last thing you want to worry about is a leaking roof or any potential damage caused by a neglected roof. Often internal damage, as a result of faulty or damaged roofing, can be easily covered by a coat of paint, only to resurface after you have purchased the property. There are many similar issues that are difficult to identify without a comprehensive inspection.

 

I did a full house pre-purchase inspection. Why should I do one for roofing?

90% of pre-purchase inspections look at the overall status of a house from below the roof line, with a focus on spouting, plumbing, pest and termites, and visual damage. A roof is the last item on their list and is usually only given a cursory look.

How is the inspection organised?

First, our friendly customer service operator will contact you for the details of your house and to schedule an appointment when it suits you best. Next, our qualified roof inspector will arrive at your property with all the necessary equipment. After they are done, our customer service team will confirm the final arrangements with you and issue a report via email.

 

What issues can be discovered?

There are many potential roof issues that can be found. Some of them are slipped, cracked or broken tiles. Blocked, damaged or displaced flashings. A build-up-up of dirt or debris blocking the drainage channels. 

 

What about small leaks and continued leaking?

Roof leaking is often the beginning of a much bigger, serious problem. The following are some of the most common issues identified:

 

  • Damage to the interior and exterior of your home

  • A spreading of mould and mildew, leading to potential serious health harm

  • Electrical risks and fire hazard

  • Damage to the insulation of your home

  • Breeding of mould and mildew, which can expand to ventilation areas

  • Damage to the integrity and/or rotting of your home's structural foundations.

 

The above-mentioned issues are commonly recognised by homeowners partially because these issues can be visually seen. However, there are many cases when the issues are hard to identify before it's too late.

 

How often the inspection should be carried out?

Many homeowners choose not to conduct roof inspections and therefore, cannot guarantee their roofing is safe, structurally healthy and will not cause any damage any time soon. Preventative roof maintenance inspections should ideally be carried out annually to ensure any potential issues are identified and addressed immediately.
